Seville Golf and Country Club – Amazing Deals on Amazing Homes

It is obvious that home values in Arizona have declined dramatically, but the fact that most homes in Seville Gilbert have declined in value as much as 50% – 60% is surprising to most.  Just 3 months ago, there were numerous bank owned homes in Seville Golf and Country Club and short sales in Seville Golf Community and very few buyers for these homes.  It was very common for homes to be on the market, at prices that seemed unbelievably, to be available for years.  Then the floodgates for Seville bank owned homes, Seville foreclosures and Seville short sales.  

We literally went from no buyers for these houseshomes to over 30 offers on one recent house.  Are home values in Seville Gilbert increasing???  One would think they should be or would be, but the truth is they are not.  It may be a fact that a property in Seville Gilbert that just sold for $200,000 could easily fetch $215,000 or $225,000 with the right buyer.  Most of the time, this buyer will need to be a cash buyer!!!  Why you may ask???  Well if there is a bank involved, they will require an appraisal before they lend a penny on it, and the place needs to appraise for the purchase price.
